The rating system
WHAT IT MEANS
The survey utilises uses a rating system which scores all aspects of a property, from windows to electrical systems:

1-No repairs are needed

2-Non-urgent defects that need repairs/replacement

3-Serious/urgent issues that should be repaired/replaced or investigated right away
-
NI-Not inspected. this is when a surveyor cannot access an area for visual inspection (e.g. carpets covering floorboards, or loft conversion panels hiding roof beams)

VALUATIONS
For an additional fee, Viking Surveyors can provide a valuation for the home, including the cost to rebuild the house should it ever be damaged beyond repair. This greatly helps buyers ensure they get a good deal, and could also be used to help negotiate a better price if the asking price is above our valuation.
IDEAL FOR OLD OR UNIQUE PROPERTIES
Older properties may require additional attention over time, so it is always worth getting a thorough survey upfront. A Level 3 Survey is also valuable if you are considering purchasing a bespoke home, which may have unique considerations.
