RICS Level 3 Building Survey

  • Suitable for properties older than 1930s or of non-standard construction
  • Assess general condition of main elements of a property
  • Physical inspection internally and externally, noting significant visible defects
  • Detailed advice on condition and describes the identifiable risk potential of hidden defects
  • Propose the most probable causes(s) of defects based on the inspection
  • Advises if the property is a suitable purchase, taking into account any repairs and replacements the property requires

RICS Level 2 Homebuyers Survey

  • Suitable for properties built from common building materials and in reasonable condition
  • Assess general condition of main elements of a property
  • Physical inspection internally and externally, noting significant visible defects
  • Aims to advise you on amount of ongoing maintenance required in the future
  • Aims to identify defects that need to be investigated further to prevent serious damage
  • Advises if the property is a suitable purchase, taking into account any repairs and replacements the property requires

RICS Homebuyer Report

A Level 2 Survey, formerly known as a Homebuyers Report, is undertaken by an RICS regulated surveyor.

This entails a detailed visual inspection of the subject property. The report issued includes easy to understand ‘traffic light’ condition ratings to enable you to easily identify the most pressing areas of concern.  The surveyor will be delighted to address any specific concerns or observations you have prior to the inspection and provide specific advice.

It includes comments on the condition of the property, provides guidance to legal advisers, highlights any urgent defects, gives advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice. A reinstatement build cost for building insurance purposes can be provided for a small fee if requested. Local environment issues are included such as radon gas, mining, subsoil conditions, flood risk and other issues such as the HS2 proposed railway.

RICS Building Survey

The Building Survey is the most comprehensive home survey, and is ideal for older properties constructed prior to 1940, properties considered to be in poor condition or if you’re planning any major works.

This report includes all the elements of a Homebuyer Report together with a more in-depth analysis of the property’s condition, more comprehensive advice. A valuation can be added for an additional small fee. The report includes detailed advice on defects, required repairs and maintenance considerations. The surveyor will be delighted to address any specific concerns or observations you have prior to the inspection and provide specific advice.

Independent Valuation Report

An Independent Valuation Report is typically used to establish the market value of your property.

This report can also include a reinstatement figure whilst highlighting various issues that may require further investigation.
